Boca Raton Planning Board Advances Eight-Story, 222-Unit Mixed-Use Complex

Unanimous approval paves the way for new development on Clint Moore Road

Boca Raton's Planning and Zoning Board has unanimously approved a proposal for an eight-story, 222-unit mixed-use complex on Clint Moore Road.

 

The development, spearheaded by Atrium Residential, will feature residential units alongside several thousand square feet of restaurant and retail space.

 

Unlike other projects that have faced opposition, this proposal has garnered support from local residents who believe the mixed-use aspect will invigorate their community.

 

The site, located at 1700 Clint Moore Road, is bordered to the south by an existing office building that will remain, and to the northwest by a portion of the Old Golf Course at Broken Sound.

 

Part of the plan involves rezoning a 0.9-acre section currently designated as recreational to "Planned Mobility," though officials note this area is not actively used as part of the golf course.

 

According to city project manager Jim Bell, "The portion that is currently zoned as recreational is owned by the applicant. There is an easement that allowed the golf course to use it, but it is not being used as such."

 

The proposed complex will include a four-level integrated parking structure and 2,015 square feet of ground-floor restaurant and retail space.

 

A traffic study indicates the new building would add 965 vehicular trips per day to the site.

 

The development will offer 23 affordable housing units and 12 workforce housing units, priced on a sliding scale based on tenant income.

 

Public infrastructure improvements are also planned, including an 8-foot-wide shared-use pathway and a new transit shelter along Northwest Broken Sound Parkway, to be used as a school bus and shuttle stop.

 

Additional amenities for residents include a clubhouse, lounge, gym, and a swimming pool above the parking structure with a 12,945-square-foot pool deck.

 

The project falls under the Commercial-Industrial Multifamily Development program, which aims to repurpose areas originally planned for office space into residential use.

 

Planning Board Chairman Arnold Sevell commented, "This appears to be a very well-thought-out project."

 

Several neighboring residents expressed support, noting the addition of local restaurants and stores within walking distance would enhance the area.

 

One resident stated, "I believe this project should ease rising rent prices by re-utilizing this land. Restaurants and retail may ease vehicle trips since there will be opportunities to walk places."

 

The planning board's 6-0 vote advances the proposal, with final approval pending from the city council before construction can commence.
