Developers Unveil Revised Plan Amid Community Concerns

Developers have introduced a revised proposal for downtown Boca Raton, aiming to address community concerns while enhancing the city's core.

 

The updated plan includes 769 apartments, 196 condominiums, a 180-room hotel, and expanded green spaces. The development will also feature restaurant and retail facilities, along with 150,000 square feet of office or commercial space.

 

Rob Frisbie, representing the development partnership, emphasized that the private firms will build their facilities on seven acres near the Brightline rail station. This approach aims to alleviate residents' concerns about potential future expansions. Frisbie stated, "The new layout protects public land, expands parks and amenities, and connects the civic center to public land."

 

Under the revised plan, no private development will occur west of NW 2nd Avenue. This area is designated for an upgraded Memorial Park, a new city hall, and recreational facilities, all under the city's control. Frisbie noted, "Everything west of 2nd Avenue becomes an enhanced Memorial Park, and that entire space remains up to the city, the residents, and the council to determine its future."

 

The private development will be situated on the eastern portion of the site, closer to the Brightline station. Plans include two greenways: one at Memorial Park and another serving as a pedestrian connection from Palmetto Park Road to the Brightline station. Frisbie described the north-south walkway as "First and a Half Avenue." Seven buildings are proposed on the east side, including office space, condominiums, a hotel, and residential buildings with retail and restaurant spaces on the first floor.

 

Building heights south of 4th Street are planned at 125 feet, while office buildings will be 100 feet tall. These adjustments respond to concerns from nearby residents. Frisbie highlighted the project's commitment to green space, stating, "We're dramatically increasing the green space—the usable space—and preserving all of the Banyan trees on site."

 

Financial details will be shared at an upcoming city council meeting. The project is projected to generate $3.8 billion in revenue over a 99-year lease, with a net present value of $370 million. These funds are intended to support the development of new city facilities and expanded parks.

 

Despite these revisions, community opposition remains strong. At a recent city council meeting, residents expressed concerns about overdevelopment and the potential loss of recreational facilities. One resident remarked, "We, the people, demand this be put to a vote. No more of this. We're full." City officials acknowledge the importance of public input and have committed to gathering additional feedback before finalizing any plans.

 

The city council has scheduled a special session on November 4 to discuss the project further. Additional details are expected to be shared at that time.
